Rental Procedures at Abbey Realty
1. As a potential renter, set up a showing and view the apartment. If you determine that you would like to rent it, let your Abbey Realty agent know of your decision as soon as possible. If this is not the right property for you, let us know if we can help you to find a property that is a better fit for you. Please note that Abbey Realty does not charge a fee from tenants.
2.To start the Application Process, Abbey Realty will give you the following three forms to complete:
a. Blank Rental Application
b. Consent Form (for credit check)
c. Rental Procedures Acknowledgement

3. The applicant must complete the forms in full and the application must be complete. A $25 non-refundable service fee for the reference/credit checks must be paid by either cash or a check made payable to Abbey Realty when the completed forms are returned to Abbey Realty. The process cannot begin until we have received the three completed and signed forms and the $25 service fee payment.
4. The application process includes checks of your credit, references, employment and prior landlords and housing history. Our landlords usually look for a "good" credit rating of 650 or better and positive employment and housing references.
5. After the credit and reference checks have been completed, your application and the results of these checks are presented to the landlord.
6. Abbey Realty will notify you of the outcome of your application.
7. Upon landlord's approval, first month's rent, last month's rent and a security deposit equal to one month's rent will be required at the signing of the lease. Photo identification needs to be presented to Abbey Realty upon apartment rental. We do not charge a broker's fee to our tenants.
8. Unless otherwise noted, our apartments are rented as tenants at will, commonly referred to as a month to month lease.
9. Please note that dogs are not permitted in any of our rentals unless specified in the lisiting.
10. Some of our landlords allow a single cat per apartment. Again, this will be specified in the listing as a "cat friendly" apartment.
11. All of our apartments are non-smoking units.
